Property information accuracy
Property listing information on this website is sourced from our property management system (Vault by MRI Software) and from data we collect from vendors, landlords, and third-party providers. We update listings regularly. While we take reasonable steps to ensure accuracy, Western Plains Real Estate does not warrant that all information is current, complete, or error-free. Property availability, price, fittings, fixtures, inclusions, zoning, easements, floor area, and other features may change without notice. Prospective buyers and tenants should conduct independent enquiries and obtain professional advice (legal, financial, building, pest and survey) before making any property decision.
Price guides, appraisals and market commentary
Any property appraisal, price guide, rental assessment, market report, suburb profile or commentary provided by Western Plains Real Estate is the opinion of the agent and is provided as a general guide only. It does not constitute a formal valuation under the Australian Property Institute standards or financial advice within the meaning of the Corporations Act 2001 (Cth). Past sales results and rental prices are not a reliable indicator of future performance. Forecasts and projections are inherently uncertain and may change.
Underquoting
Western Plains Real Estate complies with the underquoting provisions of the Property and Stock Agents Act 2002 (NSW) and Property and Stock Agents Regulation 2022 (NSW). Estimated selling prices reflect our genuine assessment of market value at the time of the relevant agency agreement. We do not advertise properties at prices below our genuine estimate. Where a price guide is revised upward, the agency agreement will be updated accordingly.
Photographs, images and digital enhancement
Photographs represent a property at the time of photography and may have been adjusted for lighting, white-balance, contrast, and basic colour correction. Where virtual staging, digital enhancement beyond standard lighting correction, AI-generated imagery, or composite images have been used, this is disclosed on the listing (typically labelled “virtually staged” or similar). We do not use digitally altered images that misrepresent a property’s features, location, condition, finishes, neighbourhood or aspect.
Open homes, inspections and personal property
When attending an open home, auction or inspection you do so at your own risk. Western Plains Real Estate is not responsible for any loss of, or damage to, personal property, vehicles, or possessions brought onto the property. You may be asked to provide identification and contact details at inspection in accordance with the relevant privacy notice and applicable laws. Refusal to do so may result in entry being declined.
Third-party services and links
This website links to or integrates with third-party services, including Snug, RateMyAgent, realestate.com.au, Domain.com.au, NSW Fair Trading, NCAT, NSW Land Registry Services, Google Maps, Google Workspace, Microsoft 365, and others. Western Plains Real Estate is not responsible for the content, privacy practices, security or availability of these external services. Email and electronic communications
Internet email is inherently insecure. While we use reasonable security measures (including the protections required under APP 11 of the Privacy Act 1988 (Cth)), we cannot guarantee the confidentiality or integrity of email. Be alert to phishing or fraudulent emails purporting to be from WPRE — we will never request that you change banking details by email without independent verification by phone.
